Minneapolis Condo Tower The Eleven offers luxurious amenities and sweeping views

Look out over downtown Minneapolis from most directions, and it’s hard to miss the riverside Eleven condominium, the new thin, tall, sleek white tower in the Mill District that jutted into the skyline from a former parking lot.

The 550 m high riverside apartment at 1111 West River Pkwy. (which is due to roll out the welcome mat for residents early next year) will be the tallest residential building in town.

The 42-storey tower with 118 residences – 17 of them penthouses – was to leave its mark in several ways. The developers Ryan Companies and Arcadia want to make the complex stand out through both its lifestyle and its design.

“It will be like living in a hotel, but without the hotel guests,” said Kevin Mullen of Eleven Listing Agent of WMG Partner at Lakes Sotheby International Realty.

Star architect Robert AM Stern and his internationally renowned office Robert AM Stern Architects (RAMSA) from New York designed Eleven’s design.

The company was chosen because it has experience of high quality condominiums such as 15 Central Park West, New York and One Bennett Park, Chicago, and also has a reputation for working in a variety of architectural styles and complimenting neighboring buildings.

For their first Minnesota project, the team around RAMSA partner and lead design architect Paul Whalen ultimately decided that Eleven would have an Art Deco touch while keeping an eye on contemporary life.

“It has that very deliberate Art Deco style and arched windows that are true to the area and pay homage to the stone arch and history [Southeast Steam Plant]”said Carl Runck, director of real estate development for Ryan Companies.

The result: a slim building made of precast concrete with double-height ceilings and windows in different dimensions. It also has a stepped crown on the outside to create a shapely silhouette reminiscent of existing downtown landmarks like the Rand and Foshay Towers.

Luxurious living also means first-class amenities.

Eleven will host a 4,000-square-meter restaurant with a chef to be named. The residents have a separate private entrance from the restaurant, which leads from a truck stop into a double-high lobby with arched doors. A library, boardroom, and 24-hour concierge service are located on the first floor.

In addition to the future tallest residential tower in the city, there are many innovations, said Mullen.

A multi-purpose sports field for playing pickleball, tire shooting and more will be set up on the seventh floor.

“This is unique in Minneapolis in that there is no other residential building with an indoor playing field,” he said.

An amenities deck features a pool room with a bar, pool table, and golf simulator, as well as a demo-style kitchen, formal private dining room, and lounge areas.

The indoor entertainment areas lead to a spacious landscaped terrace with an area of ​​18,000 square meters. The outdoor area has lounge areas, a pergola, a 25-meter lap pool and a fountain that doubles as a paddling pool because “we consider this building to be cross-generational,” said Mullen.

The placement of the deck on the eighth floor means that regardless of future development, there will still be views of the Mississippi and Stone Arch Bridge.

Because the building opposite belongs to the project partner Luigi Bernardi from Arcadia, and an easement guarantees that everything that will be built in the future may not be higher than the current four-story building.

Designs of decadence

Depending on which side of the building you live on, the view extends from the Mississippi River and the Stone Arch Bridge over the Gold Medal Park and the Guthrie Theater to the US Bank Stadium and the downtown skyline.

There are four to five condominiums on most floors. The 1,600 square foot units include two bedrooms and three bathrooms. Prices start at just under $ 1 million and increase depending on the view, location, and square footage of each unit.

There are three style options for these units, but the finishes – cabinets, countertops, flooring, and lighting – are custom made.

“No two units will be alike,” said Martha Dayton, president and chief designer of Martha Dayton Design. Dayton and Peterssen / Keller Architecture designed two of the style options while Stern’s office designed the third.

The Chelsea style is characterized by a modern look. “This is our most modern design with steel hoods and more open shelves,” said Dayton. “The Chelsea was unique in the way we played with black finishes. It made it more fun and forward-thinking.”

The Kenilworth is for residents who want a more traditional, classic style of paneling and closet.

Stern’s company designed a “transitional style” in which details such as milling work and pearl edges are mixed with clean lines.

“It’s not strong and it’s not going to be too traditional. It’s warm, modern,” said Dayton.

While custom accents are intended to make each unit unique, there are a few features that the condos have in common – long hallway entrances, eight-foot doors, 3-foot ceilings, premium finishes, and bathrooms with bathtubs, walk-in showers, and underfloor heating. In addition to the master bedroom, most units have an en-suite bathroom next to the second bedroom.

Each unit will also have heated recessed decks that are at least 14 by 14 feet for outdoor living space.

Penthouse in the plural

Eleven will also house a whopping 17 penthouses, starting on the 34th floor. Most occupy half a floor and are “blank canvases that are 100% customizable,” Mullen said.

Owners can hire architects and designers and work with construction partners from Eleven Streeter & Associates and John Kraemer & Sons.

Penthouses can have up to five bedrooms and have at least 4,500 square feet of indoor space and two patios. Units start at $ 4.5 million prior to expansion.

And then there is the creme de la creme from Eleven: a duplex penthouse that is still to be paid for, occupies the 40th and 41st floors and comprises 10,200 square meters of indoor and 2,200 square meters of outdoor space.

So far, three quarters of the units at Eleven have been sold.

And the team behind it hopes that as it develops a residential tower with individual touches and lots of novelties, it will continue to attract those looking for high-end luxury properties.

“We offer homes with a personalized design experience in the sky,” said Mullen.
