There are only eight apartments in this new Toorak project, which is one block from the corner of Toorak and Williams Road.

The residences designed by Bruce Henderson Architects are spread over four floors and all have generous proportions.

The interiors have everything from the small details like shadow line baseboards and cornices to large objects like hardwood floors and porcelain stoneware countertops.

One of the spacious living areas.

High ceilings add a sense of luxury, complemented by the open fireplaces and built-in wardrobes.

The lighting cannot be overlooked either, with ambient, accent and task lights to choose from.

There is a fitness room on the ground floor and the residents’ lounge offers a place to socialize or hold meetings.

The developer Bravo Properties has also ensured security with limited access to the living foyer, to the parking lots and to each residential floor.

Zero commute property takes the modern way in San Diego https://bangkokapartments.info/zero-commute-property-takes-the-modern-way-in-san-diego/ Mon, 22 Nov 2021 11:00:00 +0000 https://bangkokapartments.info/zero-commute-property-takes-the-modern-way-in-san-diego/

A residential workspace for the owner, a family lot, a mixed-use investment property … the options are abundant in this contemporary four-unit home near Balboa Park, San Diego.

The construction project called Modern on Fifth was built in 2017 and designed by Safdie Rabines Architects who specialize in socially responsible architecture and urban planning.

The three-story building has a stylish facade with strong horizontal lines and glass surfaces. As a self-used living and working space, the property offers complete independence from the main residence and the office.

Below the living space is a two bedroom, two bathroom penthouse with 2,800 square meters of interior space. A long island with six seats at the bar separates the clear kitchen from the dining and living areas of the open space.

A glass wall opens onto a terrace with a fireplace, more lounge or dining area and an outdoor kitchen. The bedrooms have terraces.

The estimated rent for the penthouse is $ 10,000 per month.

High quality finishes and materials continue in the two bedroom, two bathroom unit on the second floor, which also opens to a deck. The kitchen has stainless steel appliances and a center island with dining and prep room.

The 1,800-square-foot open space could be rented for $ 4,250 per month.

A 1,500 square foot office that could cost $ 4,250 a month can be converted into a living space with two bedrooms and one bathroom.

The 1,020-square-foot storefront, currently outfitted as a fitness center, costs $ 3,600 per month. All four spaces are measured separately so that residents can pay directly to the providers.

The property has a total of six bedrooms and six bathrooms on a living space of 7,120 square meters. The garage has three car elevators for at least six parking spaces.

3425 5th Ave., San Diego, is listed at $ 6.495 million with Tommy Crudo of Willis Allen Real Estate. The centrally located property is 2 miles from the San Diego International Airport.

Nearby Balboa Park includes 1,200 acres of green space, hiking trails, restaurants, shops, and the San Diego Zoo.

Minneapolis Condo Tower The Eleven offers luxurious amenities and sweeping views https://bangkokapartments.info/minneapolis-condo-tower-the-eleven-offers-luxurious-amenities-and-sweeping-views/ Fri, 19 Nov 2021 21:22:56 +0000 https://bangkokapartments.info/minneapolis-condo-tower-the-eleven-offers-luxurious-amenities-and-sweeping-views/

Look out over downtown Minneapolis from most directions, and it’s hard to miss the riverside Eleven condominium, the new thin, tall, sleek white tower in the Mill District that jutted into the skyline from a former parking lot.

The 550 m high riverside apartment at 1111 West River Pkwy. (which is due to roll out the welcome mat for residents early next year) will be the tallest residential building in town.

The 42-storey tower with 118 residences – 17 of them penthouses – was to leave its mark in several ways. The developers Ryan Companies and Arcadia want to make the complex stand out through both its lifestyle and its design.

“It will be like living in a hotel, but without the hotel guests,” said Kevin Mullen of Eleven Listing Agent of WMG Partner at Lakes Sotheby International Realty.

Star architect Robert AM Stern and his internationally renowned office Robert AM Stern Architects (RAMSA) from New York designed Eleven’s design.

The company was chosen because it has experience of high quality condominiums such as 15 Central Park West, New York and One Bennett Park, Chicago, and also has a reputation for working in a variety of architectural styles and complimenting neighboring buildings.

For their first Minnesota project, the team around RAMSA partner and lead design architect Paul Whalen ultimately decided that Eleven would have an Art Deco touch while keeping an eye on contemporary life.

“It has that very deliberate Art Deco style and arched windows that are true to the area and pay homage to the stone arch and history [Southeast Steam Plant]”said Carl Runck, director of real estate development for Ryan Companies.

The result: a slim building made of precast concrete with double-height ceilings and windows in different dimensions. It also has a stepped crown on the outside to create a shapely silhouette reminiscent of existing downtown landmarks like the Rand and Foshay Towers.

Enter

Luxurious living also means first-class amenities.

Eleven will host a 4,000-square-meter restaurant with a chef to be named. The residents have a separate private entrance from the restaurant, which leads from a truck stop into a double-high lobby with arched doors. A library, boardroom, and 24-hour concierge service are located on the first floor.

In addition to the future tallest residential tower in the city, there are many innovations, said Mullen.

A multi-purpose sports field for playing pickleball, tire shooting and more will be set up on the seventh floor.

“This is unique in Minneapolis in that there is no other residential building with an indoor playing field,” he said.

An amenities deck features a pool room with a bar, pool table, and golf simulator, as well as a demo-style kitchen, formal private dining room, and lounge areas.

The indoor entertainment areas lead to a spacious landscaped terrace with an area of 18,000 square meters. The outdoor area has lounge areas, a pergola, a 25-meter lap pool and a fountain that doubles as a paddling pool because “we consider this building to be cross-generational,” said Mullen.

The placement of the deck on the eighth floor means that regardless of future development, there will still be views of the Mississippi and Stone Arch Bridge.

Because the building opposite belongs to the project partner Luigi Bernardi from Arcadia, and an easement guarantees that everything that will be built in the future may not be higher than the current four-story building.

“The view of the city [from the Eleven deck] never be blacked out, “said Runck.

Designs of decadence

Depending on which side of the building you live on, the view extends from the Mississippi River and the Stone Arch Bridge over the Gold Medal Park and the Guthrie Theater to the US Bank Stadium and the downtown skyline.

There are four to five condominiums on most floors. The 1,600 square foot units include two bedrooms and three bathrooms. Prices start at just under $ 1 million and increase depending on the view, location, and square footage of each unit.

There are three style options for these units, but the finishes – cabinets, countertops, flooring, and lighting – are custom made.

“No two units will be alike,” said Martha Dayton, president and chief designer of Martha Dayton Design. Dayton and Peterssen / Keller Architecture designed two of the style options while Stern’s office designed the third.

The Chelsea style is characterized by a modern look. “This is our most modern design with steel hoods and more open shelves,” said Dayton. “The Chelsea was unique in the way we played with black finishes. It made it more fun and forward-thinking.”

The Kenilworth is for residents who want a more traditional, classic style of paneling and closet.

Stern’s company designed a “transitional style” in which details such as milling work and pearl edges are mixed with clean lines.

“It’s not strong and it’s not going to be too traditional. It’s warm, modern,” said Dayton.

While custom accents are intended to make each unit unique, there are a few features that the condos have in common – long hallway entrances, eight-foot doors, 3-foot ceilings, premium finishes, and bathrooms with bathtubs, walk-in showers, and underfloor heating. In addition to the master bedroom, most units have an en-suite bathroom next to the second bedroom.

Each unit will also have heated recessed decks that are at least 14 by 14 feet for outdoor living space.

Penthouse in the plural

Eleven will also house a whopping 17 penthouses, starting on the 34th floor. Most occupy half a floor and are “blank canvases that are 100% customizable,” Mullen said.

Owners can hire architects and designers and work with construction partners from Eleven Streeter & Associates and John Kraemer & Sons.

Penthouses can have up to five bedrooms and have at least 4,500 square feet of indoor space and two patios. Units start at $ 4.5 million prior to expansion.

And then there is the creme de la creme from Eleven: a duplex penthouse that is still to be paid for, occupies the 40th and 41st floors and comprises 10,200 square meters of indoor and 2,200 square meters of outdoor space.

So far, three quarters of the units at Eleven have been sold.

And the team behind it hopes that as it develops a residential tower with individual touches and lots of novelties, it will continue to attract those looking for high-end luxury properties.

“We offer homes with a personalized design experience in the sky,” said Mullen.

A church bell tower became a stunning South End condominium https://bangkokapartments.info/a-church-bell-tower-became-a-stunning-south-end-condominium/ Thu, 18 Nov 2021 22:05:32 +0000 https://bangkokapartments.info/a-church-bell-tower-became-a-stunning-south-end-condominium/

Once a church from the 1870s, the architects of this house turned it into a lovely glass-walled living space with a view of the city skyline.

If you’re a kid of the nineties, you probably remember the classic Disney animated film The Hunchback of Notre Dame. It was a slightly more kid-friendly version of the Victor Hugo classic that focused on the antics of Quasimodo, the hunchback who lived in the bell tower of Notre Dame. Sure, he had it a bit rough (brought up by a cruel father figure, constantly judged for his looks, wasn’t allowed to leave his room), but you have to admit, his interior living in a small tower high above the city in a beautiful church was pretty Nice. Now you can enjoy the same unnamed and no limitation luxury within the city of Boston in this beautiful South End penthouse.

This property is located in The Lucas, a 33-piece luxury building that was formerly the German Trinity Church but was converted into condominiums in 2017. However, the building retained its original facade from the 1870s. The result is a stunning brick structure with Gothic arches and towers on the outside but modern living within the walls. There is a direct elevator to this penthouse unit which was custom built by the current owners who purchased the house while it was still under construction. Under her watchful eyes, the space transformed into a stylish, mid-style unit, with glass curtain walls that overlook the surrounding South End neighborhood and Back Bay buildings (not quite like the Parisian skylines, but it will do )).

But what is most impressive about this unit is not the windows or 300 m of outdoor space including a roof terrace. The most incredible feature of this already fabulous apartment is the “bell tower”. The architects of this house designed the former bell tower of the church into a sophisticated living room with six Gothic arched windows, which, to be honest, you don’t find in many other townhouses. Add the concierge services, gym, pet spa and parking that are part of the building and you will live the high life Quasimodo could only dream of thanks to this fantastic apartment.

Vancouver Property Group offers tenants a hotel-like service experience https://bangkokapartments.info/vancouver-property-group-offers-tenants-a-hotel-like-service-experience/ Mon, 15 Nov 2021 19:20:00 +0000 https://bangkokapartments.info/vancouver-property-group-offers-tenants-a-hotel-like-service-experience/

Metro Vancouver has one of Canada’s most competitive rental markets, and it’s easy to see why. We live in a postcard-worthy metropolis, surrounded by a beautiful coastline, towering (often snow-capped) mountains and lush forests.

However, choosing a rental property is about a lot more than just the square footage of a suite or the views from your home (although this is an important factor); it’s about being part of a larger community of residents.

QuadReal Residential Properties, a subsidiary of QuadReal Property Group, manages over 10,000 rental suites across the country, many of which are located here in BC. This level of experience, coupled with the extensive amenities and services offered to the residents of the QuadReal rental buildings, promotes a sense of community.

As the real estate group prepares for the launch of Hazel, an impressive collection of 238 purpose-built rental apartments and townhouses in the heart of Burnaby, we spoke to Community Manager Anamaria Quintero to find out what makes QuadReal properties exceptional.

Neighborhood around Hazel (QuadReal Residential Properties)

“Living at Hazel, QuadReal’s newest rental community, means living in simple luxury,” says Quintero. “Incredible amenities and a helping hand are always moments away, the community location couldn’t be better, and the property itself is beautiful inside and out.”

“Serving our residents is everything we do, day in and day out,” says Quintero, emphasizing how the attention to detail and personal service distinguish QuadReal’s facility management from that of other landlords.

“In today’s market, tenants have many options to choose from. Many of these options are similarly priced and in the same great locations. At QuadReal, we pride ourselves on exceeding expectations from your first interaction with our leasing team, during your move in and during your entire time with us. “

Bedroom at Hazel (QuadReal Residential Properties)

When you live in a QuadReal rental building, Quintero finds that there is always someone ready to help you. “We are there for you, be it the dedicated community team, the QuadReal CONNECT 24/7 Contact Center or via the QuadReal Living Mobile App,” she says.

“Right now, apps for residents in Canada aren’t all that common and QuadReal is leading the way in providing this tool to improve the experience of our residents. As a resident, you have messages from the community team on hand. Maintenance inquiries and rental payments can also be processed via the app. “

Neighborhood around Hazel (QuadReal Residential Properties)

The QuadReal Living app also makes it easy for residents to book common rooms for entertaining their friends and family. Quintero’s favorite function of the app? The marketplace area. “Here residents will find exclusive offers and promotions that have only been curated for QuadReal residents.”

Some of the current offers include a 15% discount on house cleaning with Scrubbi; $ 50 off Article with your first purchase of $ 100 or more; 5% discount on branch furniture; and 10% discount at Woof Concept.

Unlike private landlords with rental changes, QuadReal’s community team prides itself on keeping all residents informed. “We strictly adhere to the residential tenancy law and the residents are informed as early as possible,” says Quintero.

Residential area at Hazel (QuadReal residential real estate)

Another big plus when renting with QuadReal? The buildings are pet friendly. As a dog owner, Quintero understands the challenges involved in finding a pet-friendly home. “At QuadReal, we believe that every member should be welcomed with open arms, including our furry ones.”

She continues: “When designing Hazel, we took the needs of our four-legged residents into account and integrated a dog washing station.” This practical extension of the building is just one of many amenities that are intended to make life easier for the residents.

In addition, Hazel offers a seasonal outdoor pool, a double-ceiling fitness center, interactive digital screens, and a flexible personal fitness area. There is also a car wash, electric vehicle charging stations, and secure lockers for parcel delivery that are available to residents around the clock.

Penthouse Amenity Room View at Hazel (QuadReal Residential Properties)

Quintero pays special mention to the penthouse area in Hazel – which is located on the 31st

“It [the amenity lounge] includes several lounges, co-working spaces, a chef’s demo kitchen for entertainment, a private boardroom and two outdoor terraces. The penthouse equipment is really the crown jewel of the tower. “

Artist’s impression of the Penthouse Amenity Lounge at Hazel (QuadReal Residential Properties)

Quintero, who recently joined the QuadReal team, expressed how impressed she is with the way QuadReal puts the wellbeing and satisfaction of its residents first.

“Most of my career has been in the hospitality industry, especially luxury hotels, and this type of service is very popular with me. I’ve learned to expect this high level of service from a hotel, but not necessarily when it comes to renting out apartments. “

Quintero sums up: “Everything we do is about offering our residents the best service and really offering an experience of the highest quality.”
